When I first started investing in real estate, I learned to invest in tax liens. This could be a very low amount, which was good because I literally had no money, and your return, or at least in my case, was 11% on my money. In a rare instance, you might acquire the property. I did once, but the owners were able to pay the lien the day after it was mine. I could have legally kept the property but decided that karma was more powerful than a small slice of land in a remote mountain town and gave it back to them.
The reason I am sharing this story is to get to a quote given to me by the person that taught me to invest in the liens, Ted Thomas. He used to say; “If you have to sell when you get to the end, you didn’t do your job in the beginning.” That has always been the philosophy to which I adhere when it comes to any kind of selling.
And can we just call selling what it really is, which is helping. If you are selling the right product or service to the right person, you are helping them so stop tripping over the word and let’s get down to business.
Whenever I go to my hair stylist, she always asks me to book my next appointment. Around Aug. or Sept., she asks if I want to book through the end of the year so I can get my preferred holiday dates. I love that. It saves me time later and I feel special because she is reserving my ‘preferred’ dates. Plus, I don’t have to worry about whether I booked my appointments later as I get busy during the holidays.
She is ‘helping’ me. And she guaranteed herself business over the next few months, while making me feel like I am a special client which in turn, makes me want to continue to use her services in the future. She was selling me without selling me.
It really can be that easy. Offering a true, helpful product or service to the right person can be so helpful. Think about W.I.N.
